She’s Steady

The market is still moving along - she's steady with no major swings high or low this week - this is a good thing!

There were 28 properties that sold over asking this week with an average of about 7% over the list price

The average Sale-to-List price is holding at approx. 98.54% with avg. Days on Market roughly 32

This is great for both Buyer and Seller ... Sellers are getting close to their asking and Buyers have adequate time to do due diligence and really think about their commitment

I think there is some excellent opportunities out there for people looking for them!

Noteworthy: There were triple the amount of expired properties this week compared to last because of the change of the month ... so I see in the history of my data collection that when we go into a new month the amount of expired properties peeks up - no panic, some re-list at a lower price or decide not to sell
